We replace Raynor weather seals throughout Orlando, and a typical installed replacement runs between $70 and $140 depending on your door width and whether the bottom retainer channel needs changing along with the seal. We stock Raynor-compatible T-style and bulb-style seals on our trucks, so most homes we visit around Dr. Phillips, Winter Park, and College Park are finished the same day. The way owners usually find this part has failed is simple: daylight showing under the door, a draft at ankle level when walking through the garage, or water seeping in along the floor after one of our afternoon thunderstorms.

Which Raynor Models This Applies To
Raynor uses two primary bottom seal profiles across their residential line. The T-style seal slides into a retainer channel on the bottom of the door, and it’s common on many Raynor Aspen, Farmington, and Designer series doors. The bulb-style seal uses a round, compressible profile that presses against the concrete and is more common on older Raynor Legend and Pioneer models. The compatibility gotcha: some Raynor doors from the mid-2000s use a 1/4 inch T-channel rather than the more common 5/16 inch, and forcing the wrong size in either direction means the seal either falls out on its own or won’t seat at all. Jesse Calder always checks the retainer width with a caliper before pulling a replacement off the truck, because we’ve learned that Raynor model labels fade in the Florida humidity and a stamped model number is not always the last word on what fits.
Fernbrook Garage Doors Orlando is an independent service provider and not affiliated with the Raynor corporation. That independence matters here: we can take an honest look at whether a genuine OEM seal is worth the premium for your specific door or whether a quality aftermarket equivalent in the correct durometer rubber will outlast the original in Orlando’s climate. For most Raynor doors we service, the aftermarket seal at the correct spec performs identically and saves money.

Signs Your Raynor Weather Seal Replacement Is Failing
- You can see daylight under the closed door at one or both corners. Rubber loses its compression set after years of being pressed against concrete, and the corners fail first because that’s where the seal transitions from the flat floor to any slight slope. Once the seal can’t fill that gap, light gets through, and so do bugs and rainwater.
- Water puddles along the inside of the door after rain. Orlando’s summer storms push water sideways, and a seal that is merely worn, not visibly torn, will let that driven rain through at the bottom corners and along any low spots in the slab. This is the most common service call we get in June and July.
- The seal is flattened, hard, or cracked when you run a finger along it. Central Florida’s heat and humidity accelerate rubber aging. A healthy bulb seal still feels springy and rebounds when pinched. A seal that feels like hard plastic has lost its ability to conform to the concrete and is doing almost nothing.
- Ants, roaches, or millipedes show up inside the garage along the door line. These pests follow the gap. Millipedes in particular appear after heavy rain when the ground outside is saturated, and a working seal is the simplest barrier between them and your garage.
- The garage is noticeably hotter or colder than the rest of the house in the afternoon. Even a half-inch gap across a sixteen-foot door moves a lot of unconditioned air. A seal replacement alone won’t make an uninsulated garage comfortable, but a failed seal will make an insulated one perform far below what it should.

AfterReplacement Cost & What’s Included
In Orlando, the installed price for a Raynor weather seal replacement generally lands between $70 and $140. The spread is driven by two things: the width of the door and whether the aluminum retainer channel is still in serviceable shape. A clean T-channel that just needs the rubber pulled through and trimmed sits at the low end. A retainer that is bent, corroded, or pulling away from the door bottom at the corners needs replacement too, which adds roughly $30 to $50 for a new aluminum channel and the labor to straighten and re-secure the door bottom.
The price we quote is the price you pay. Jesse and the Fernbrook crew write it down before any work starts, and that number includes the seal, the labor, cleanup, and the 365-Day Done Right Promise on the whole job. If the new seal doesn’t seat correctly or you find water still getting in after the first heavy rain, we come back and make it right at no charge.

DIY or Call Us?
A worn bottom seal is generally one of the lower-risk do-it-yourself fixes on a garage door, provided you do the work with the door fully open and never try to replace a seal while standing on a ladder working against the door in the closed position. The parts are inexpensive at local hardware stores. The honest challenge for Orlando owners is twofold: first, getting the exact Raynor retainer profile and size right on your own is where most people waste a Saturday and two trips to the store; second, if the retainer itself is damaged, you’ll be fighting a part that wants to bind and tear the new rubber you’re sliding into it. We’re happy to supply and install the right seal so the job is done once. Call (850) 754-6073 and we’ll give you a price over the phone before we schedule the visit.
FAQs
We typically see about 4 to 6 years from a Raynor-compatible bottom seal in the Orlando area before it hardens or loses its ability to spring back against the concrete. South-facing doors and doors on unshaded concrete take the worst of the UV and heat, and their seals age toward the shorter end of that range. Call (850) 754-6073 and we can tell you over the phone whether yours has another season in it.
No, a torn, flattened, or cracked weather seal cannot be reliably patched or re-glued and still keep out water and pests. The short section that is bad is usually not the only section that is close to failing, so we replace the full width in one continuous piece to avoid a seam that will leak.
Most single and double door replacements take 30 to 45 minutes from start to finish, including removal of the old rubber, inspection of the retainer, install of the new seal, trimming to length, and a quick water test at the corners. A retainer channel replacement adds another 20 minutes or so.
Yes, we carry multiple lengths and profiles of Raynor-compatible seals on our service trucks, along with new aluminum retainers when the old channel has failed. Our technicians are trained across eight major brands including Raynor, LiftMaster, Chamberlain, Genie, Clopay, Amarr, Wayne Dalton, and Craftsman.
A garage door that works quietly is one you never have to think about, and that is exactly where we want to leave it. If your Raynor weather seal is letting water, light, or humidity through the bottom of the door, call us at (850) 754-6073 for a free estimate. We’ll bring shoe covers and drop cloths, keep our tools quiet if the kids are sleeping, and email you a photo of the cleanup before we pull out of the driveway.
